Prep is the product

You are not really buying stain. You are buying whether the stain still looks good in year three. A finish applied over mold, over gray fiber, or over wood that is still holding moisture will fail no matter how expensive the tin was — it has nothing sound to bond to.

So the job runs in a fixed order and we do not shortcut it: wash, brighten, dry, check, then finish.

The two-visit schedule

Visit one — clean and brighten

The deck is washed at wood-safe pressure to take off mold, algae and the degraded gray layer. A brightener follows, which evens out color, removes tannin and rust marks, and brings the pH back down so the wood will accept a finish.

Between visits — the wait

Two or three dry days. There is no clever way around this, and anyone offering to wash and stain the same day is selling you a finish that will peel.

Visit two — finish

We check moisture, mask off siding and hardware, and apply the finish. Everything is back-brushed so the stain is worked into the grain rather than lying on the surface, which is what separates a job that wears evenly from one that flakes in patches.

Choosing a finish

• Semi-transparent — the grain still shows. Weathers by fading rather than peeling, so a maintenance coat is straightforward. Best on cedar, mahogany and decks in good condition.
• Semi-solid — the useful middle. Hides some age, keeps some texture.
• Solid — near-opaque, longest lasting, and the right answer for tired pressure-treated pine or any deck already carrying a solid coat. It behaves like paint, so plan on stripping rather than recoating eventually.
• Clear sealers — water repellency with no UV protection. The wood keeps graying underneath. We rarely recommend them on a deck that gets sun.

What we stain besides the boards

Rails, spindles, stair stringers, fascia, skirting and pergolas. Spindles carry a rate of their own for the honest reason that they take longer than the whole deck floor does.

Timing

Spring through fall, on days with no rain in the forecast for 24 hours and surface temperature comfortably above 50°F. Late September and early October are the best conditions of the year in New Jersey — low humidity, mild sun, and wood that dries predictably.
