The cleaning is the straightforward part. What makes or breaks an association contract is everything around it: telling four hundred residents what is happening and when, getting cars moved, working around pool season and landscaping days, keeping the board informed enough to answer questions at the next meeting, and finishing on the dates you said you would.
So we scope community work as a project. You get a written schedule building by building, notices distributed before each phase, a named contact for the duration, and photographs at every stage.

Why boards phase it
Very few associations clean everything in one budget year, and they do not need to. We will walk the property, rank buildings by condition rather than by map order, and give you a scope you can split across two or three cycles — with the buildings where algae is actively holding moisture against the substrate going first, because those are the ones where waiting costs real money later.
Documentation
Every phase closes with dated before-and-after photographs and a one-page summary of what was done. It goes in the minutes, it answers the resident who asks what their fees paid for, and it gives the next board a maintenance history rather than a rumour.
Fixed multi-year pricing
Most associations settle into a two or three year cycle. Agreeing that up front locks your rate, gets you priority scheduling in spring when everybody wants the same three weeks, and lets us plan the work properly instead of quoting it again from scratch every year.
