Salt is eating the structure

Every winter, vehicles carry road salt into your garage and drop it on the deck. Chloride works its way into the concrete, reaches the reinforcing steel, and corrodes it — and corroding steel expands, which is what cracks and spalls a deck from the inside. Washing chloride off in spring is not cosmetic maintenance. It is the cheapest structural intervention available to a garage owner.

Reclamation, not run-off

Garage wash water is dirty in a regulated sense: oil, heavy metals, rubber and grit. It cannot go into a storm drain, and the liability for that discharge belongs to the property, not the contractor who did it. We block and berm, capture the water, filter and haul it, and hand you the documentation. Any bid that is dramatically cheaper is almost always cheaper because this step is missing.

How the work is phased

Level by level, or bay by bay on a busy structure, working overnight and at weekends where the count allows. Signage and cone routing keep drivers away from wet deck, and each area is returned to service before the next comes down. Tenants keep parking; you just lose a section at a time.

Beyond the deck

  • Stairwells and elevator lobbies — the parts users actually touch, and the parts that smell
  • Pedestrian crossings and painted walkways, cleaned back to legible
  • Bollards, curbs, wheel stops and level markings
  • Entry and exit aprons where the worst of the rubber builds
  • Ceiling drips and efflorescence staining, treated where it is safe to do so

The perception argument

A dark, stained, slick-floored garage feels unsafe, and people who feel unsafe park somewhere else — or lease somewhere else. Light reflects off clean concrete, markings read properly, and the same structure with the same lighting feels completely different. It is the least expensive security upgrade a property has available.
