Very few associations clean everything in one budget cycle, and they do not need to. We walk the property, rank buildings by condition rather than by map order, and give you a scope that can be split across two or three years — starting with the elevations where growth is actively holding moisture against the substrate, because those are the ones that get expensive if they wait.
Agreeing a multi-year cycle up front locks your rate and gets you priority scheduling in spring, when every board in the county wants the same three weeks.
