We work overnight or in the pre-open window. Wet surfaces are coned, hoses are never run across a public path in a way that trips anyone, and everything is packed away before your first customer arrives. For shopping centers and multi-tenant plazas we sequence the frontages so no single unit is disrupted twice.

Slips are the real risk

Organic film on a shaded concrete sidewalk is genuinely slippery once it rains, and a fall outside your door is your problem long before it is anyone else’s. Regular cleaning is the cheapest liability control available to a retail tenant, and it produces a dated record that you maintained the surface.

Can you remove chewing gum?
Yes, with steam rather than brute pressure. Gum bonds into the pores of the concrete and pressure alone tends to leave a shadow; steam softens it so it releases cleanly.
Do you clean awnings?
Fabric and vinyl awnings are soft washed with a cleaner matched to the material. High pressure fades and delaminates them, which is how most tired awnings got that way.
Do landlords or tenants usually pay?
It varies by lease u2014 often the common sidewalk falls to the landlord or a CAM charge while the entry and awning fall to the tenant. We are happy to quote it split so both sides can see their own line.
