What we see most in Monmouth County

Two very different housing stocks, two different problems. The shore towns — Spring Lake, Sea Girt, Manasquan, Belmar, Rumson — are full of cedar shake, painted trim and older wood that has been taking salt air for decades. That work is delicate: the finish is usually worth more than the cleaning, so it gets the gentlest approach that will actually work.

Inland, through Colts Neck, Holmdel, Marlboro and Manalapan, we are mostly on larger newer homes with vinyl or stucco, long paver driveways, and enough tree cover to keep whole elevations permanently shaded. Those properties tend to need the full set: house wash, driveway, and often the roof, because the same shade that makes the lot beautiful is what feeds the algae.

Timing that works here

If you are on or near the water, spring is the priority — winter storms drive salt film onto everything and it does not rinse off with rain. Inland, either spring or early fall is fine. Shore rental properties are worth booking for the last week of April, before the season starts and while we still have the calendar.

Roofs

Monmouth County humidity is ideal for Gloeocapsa magma, and roof streaking here is close to universal on anything past ten years old. It is worth handling before lichen establishes, because lichen is the stage that costs you granules on the way out.
