Ocean County has the harshest exterior conditions we work in. On Long Beach Island and the barrier communities, salt spray is constant and relentless, and anything facing the water needs cleaning annually. Inland, the Pine Barrens deliver a heavy spring pollen load and pine sap and needles that stain decks, clog gutters and hold moisture in every joint. The 55-plus communities through Manchester, Whiting and Berkeley have their own pattern: single-story homes with wide shaded eaves where growth starts on the north wall and spreads.

The island is a different job
On LBI and the barrier strip, salt is in everything. It settles on siding, works into railings and hardware, and keeps surfaces slightly damp because salt is hygroscopic — it pulls moisture out of the air. That is why an oceanfront house looks tired twelve months after a wash when the same house eight miles inland still looks fine at two years.
Practically, that means annual cleaning on anything facing the water, extra care around older hardware and light fixtures, and a genuine conversation about which surfaces we should rinse rather than treat.
The Pine Barrens problem
Inland Ocean County is pine country, and pines are hard on exteriors. The spring pollen load coats everything in yellow-green film. Needles fill gutters faster than leaves do and pack tighter. Sap marks decks and vehicles, and the acidic needle litter under a deck keeps the framing damp all year. Homes in Manchester, Whiting, Jackson and Barnegat generally need two gutter visits a year rather than one.
Seasonal rentals
If you rent a property out for the season, the two windows that matter are the last two weeks of April and the first two weeks of October. Book early — everybody on the island wants the same fortnight, and we schedule shore properties before inland ones for exactly that reason.
55-plus communities
We do a lot of work in the adult communities across Manchester, Berkeley and Lakewood, both for individual homeowners and for the associations themselves. Single-story homes are quick, we can usually do several on the same street in a day, and neighbors who book together get a better rate than each of them alone.
